முத்திரை கட்டணம் & பதிவு கட்டணம் ஆன்லைனில் செலுத்தல்: Guideline Value அடிப்படையில் ஆன்லைனில் பேமென்ட் செய்யும் வசதி.
அடையாள உறுதி மற்றும் பயோமெட்ரிக்: அனைத்து சம்பந்தப்பட்டவர்களது உயிரணு அடையாளம் (Aadhaar கைரேகை, கருவிழி பகுப்பாய்வு), OTP, வாடிக்கையாளர் வீடியோ பதிவு ஆகியவை பயன்படுத்தி ஐடி உறுதிப்படுத்தப்படுகின்றது.
Registers/Officials Remote Review: பதிவாளர்/பணியாளர்கள் ஆன்லைனில் அந்த ஆவணங்களை முழுமையாக பரிசீலனை செய்து, அனைத்து பரிசீலனைகளும் முடிந்ததும் ஒப்புதல் வழங்குவார்கள்.
ஒப்புதல் அணுமதி & பதிவுசெய்த பத்திரம்: பதிவு முதற்சட்டபூர்வமாக ஒப்புதல் பெற்றதும், வாங்குபவரின் ஆன்லைன் கணக்கில் பதிவான பத்திரத்தை PDF வடிவில் பதிவிறக்கம் செய்து, தேவைக்கு ஏற்ப hardcopy வெளியிடலாம்.

பாதுகாப்பு அம்சங்கள்:

End-to-End Encryption & Digital Signature: அனைத்து ஆவணத்துக்கும் சர்வதேச தரமுள்ள குறியாக்கம், மற்றும் ஸ்டாண்டர்ட்டை சந்திக்கும் டிஜிட்டல் கையொப்பம் பயன்படும்.
Biometric & Aadhaar Verification: எந்தவொரு போலி ஆவணமும் அல்லது நபரும் பதிவு நிகழாமல் தடுப்பதற்காக, முதல்கட்டமாக Aadhaar OTP+Biometric combo பயன்படுத்தப்படுகிறது.
Real-time Status Tracking: விண்ணப்பதாரர் பதிவு முடிவுவரைக்கும் ஸ்டேடஸ்-ஐ ஆன்லைனில் கண்காணிக்கப் பெறலாம்.

பொதுப் பலன்கள்:

பொதுமக்கள் அலுவலகத்திற்கு நேரில் போக வேண்டாம்; பயணச் செலவு, நேர சேமிப்பு.
பட்டப்படிப்பு/lease deed/receipt/பொதுப் பத்திரம் முதலானவை மிக விரைவில் முடியும்.

2025-இல் இந்த முறை முதற்கட்டமாக சென்னை, கோவை உள்ளிட்ட தேர்வு மாவட்டங்களில் துவங்கி, தொடர்ந்தும் மாநிலம் முழுவதும் விரிவாக்கம் செய்ய திட்டமிடப்பட்டுள்ளது. பிறகு அனைத்து சொத்து பரிமாற்றங்களுக்கும் கட்டாயமாக்கப்படும் என அறிவிக்கப்பட்டது.

விருப்பத்துடன் முதற்கட்டமாகச் செயல் படுத்தப்படுகிறது. சிலவை இன்னும் Sub-Registrar Offices-ல் நேரில் பேச்சுவார்த்தை கேட்கப்படலாம்.
பதிவு முடிவடைந்ததும் தகவல் எஸ்எம்எஸ், மின்னஞ்சல் வழியாக உடனடியாக கிடைக்கும்.

Understanding the New Presenceless Property Registration System in TN (2025)

Tamil Nadu is the first state in India to introduce a completely presenceless (no in-person visit required) property registration system. In this innovative process, buyers, sellers, and related parties need not appear physically at Sub-Registrar Offices. Instead, all documents, certificates, identity proofs, and approvals are managed entirely online via the TNREGINET portal.

Key Process Details:

Apply Online: The user submits a new registration application through TNREGINET.gov.in.
Upload Scanned Documents: All required documents (draft sale deed, NOC, EC, Aadhaar/PAN/address of parties, previous deeds) are uploaded in PDF/JPG format.
Pay Stamps & Registration Fees Online: Government-calculated fees are paid digitally via the portal, with e-receipts generated instantly.
Identity Authentication with Biometrics & Aadhaar: Users authenticate themselves by providing Aadhaar-linked OTPs, fingerprint scans, iris scans, and even short video selfies, ensuring the applicant’s identity and preventing impersonation or fraud.
Remote Official Review: Officials and registrars review and verify all uploads digitally from their offices; parties don’t need to attend in person.
Approval & Downloadable Registered Deed: Once approved, the signed and stamped registered deed is delivered digitally under the user’s account, downloadable as a PDF. Hardcopy can be printed if needed.

Government Policy:

The system is being rolled out in phases, starting in cities like Chennai and Coimbatore, with a plan to expand state-wide and eventually make it compulsory for all property transactions.
Approval or rejection intimation is sent instantly by SMS and email.

Important Note:

During the pilot phase, some categories of deeds or complex cases may still require in-person contact.
Once full expansion is implemented, almost all typical property transactions will be 100% online with presenceless completion.
